Is it time to list your house for sale?

The question of whether one should list their home for sale now or mid-march always arise around this time of year. Many of us desire to have a newer home for more space or to downsize. However, we have to get over the hump of if we should list our house for sale now or later. Let me start by saying this, Real Estate sales increased by 17% in January of 2016 since last year of 2015 in our market here in Huntsville, AL. With that being said, it is never too early or too late to put your house on the market. Now, lets talk about a few things to consider while you ponder on that thought.

  • How is the market in your area? Are homes selling? Have sells increased? Those are important questions to ask and consider while thinking about listing your house for sale. As I stated previously, our sales in Huntsville increased by 17% in January and nationally sales are 11% higher than last year so sales are definitely increasing… Sounds good to me!
  • Interest rates are low! Unfortunately, we cannot predict if or when interest rates will increase. However, since rates are low, buyers can afford to buy and that’s what you want, right? Also, if rates are low and buyers are buying and you sell your home, guess what? You can then apply and qualify for a loan and receive those same low rates to purchase your new home!
  • Location, Location, Location! Is your home located in a high demand area? Think about that. Are buyers buying and wanting to be in your area? See what the market is like where your home is located. I offer free market analysis for homeowners who are considering putting their house up for sale. This analysis will give me and the homeowner an idea of the current condition of the market and it will allow us to see what other homes are selling for.
  • And last but not least, rent is going up!!! Studies show that rental prices have increased by 15% nationwide in the past five years. Who wants to rent when they can own a home for the same if not less which in most cases, it is definitely less!

Whether you are thinking about listing your home now or later, please consider these few tips and understand the importance of each tip and how it can help you. Honestly, there is no better time to list your home for sale than now.
